The tenant's guide: your rights and duties in a shared flat

What the contract must make clear

A solid room contract states the rent, the deposit, which bills are included, the term and the notice period to leave. Read it in full before signing.

The deposit is not the landlord's forever

The deposit is returned at the end if you leave the room in good condition. Take photos on move-in day to document the initial state.

House rules that prevent most of the trouble

  • Cleaning of common areas is generally included in your stay, but remember to also keep your room clean and tidy, and avoid cooking things with strong odors.
  • Respecting quiet hours.
  • Guests: give notice and don't turn the living room into a hotel.

Issues: how to report them properly

If the boiler breaks or there's a leak, report it in writing to the manager with a photo and date. In a well-managed flat you'll get a response and a timeframe.
